A big part of what I do as a Realtor® is providing accurate up-to-date property information for your home, so you know exactly what the market is saying your home is worth. We never want to undervalue your property, but we do want to be competitive. Right now there are lots of qualified buyers picking over the same few homes. Pricing right at, or slightly below market value is a great way to get those buyers in the door and to create a multiple offer situation (which usually nets you over list price!). If you start at a higher price than market value, you run the risk of getting lower offers, sitting on the market and generally not even being competition. Remember, the longer your home sits on the market the more it looks like something is wrong with it. In this market, if your house doesn't need a lot of work (meaning it won't be sold as-is) and shows well you shouldn't be on the market for longer than 30 days. 

NAR RPR ReportsA great tool I love to utilize is a Property Report form the Realtor Property Resource. This report not only contains your estimated property value, but shows you the comparable properties that recently sold that are most similar to yours with details and how they compare to your home. You also receive market trends broken down by your county, zip code and neighborhood. You even get a graph of your home's property value (and if it exists, it's on the up and up!).
